3. INSTALLATIONS

Modern mechanical and electrical installations using advanced materials and that are efficient and well executed will be designed. Air heating, cooling and water heating will be performed separately for each apartment with individual devices.

All apartments will have individual energy meters which will be, in agreemet with distributors, connected through the central monitoring system (CNS) to the complex manager's computer.

It is the responsibility of each buyer to sign contracts with individual distributers.

The costs of connecting electricity, water and gas and costs for phone and cable TV are not included in the selling price of the apartment and have to be paid by the buyer directly to the distributors.

1. Heating and Cooling

Apartments are heated by the city gas. The direct supplier is Ogrevanje d.o.o., located in Piran. Two combined ways of heating with individual devices are planned for each apartment:
a) basic heating with a combined gas heater with closed forced air furnace and ventilator convectors
additional heating with a heat pump and ventilator convectors.
The cooling will be performed by individual external heat exchangers by supplying cooled water to the ventilator convectors. The power of an individual device will be adjusted to the size of an individual apartment.

2. Waterworks

The direct water supplier is Rizanski vodovod Koper located in Koper. Water will be heated by an individual combined gas heater which also heats the rooms.
Connections for washers are planned in utility rooms.
One supply and one waste line for a kitchen sink and a connection with a possibility of connecting to hot or cold water are planned in kitchens. The kitchen sink, the single lever basin mixer in the kitchen, washer, and dishwasher are not provided.

3. Gas

Gas is intended only for heating the apartment and water in the closed system. Due to safety concerns, gas installations are not planned in kitchens.

4. Electrical Installations

The electricity supplier is Elektro Primorska, p.e. Koper. The complex will be connected to the new transformer station which is located outside of the building area.
All rooms in an apartment will be equipped with an appropriate number of high quality outlets and switches for switching on lighting fixtures, except in bathrooms, toilets, and balconies. Lights are not provided. Each apartment will have an intercom.
Internet, phone and cable TV connections are planned.
Also planned is a telephone switchboard (CENTREX) which will allow calling within the complex free of charge.

5. Ventilation

All apartments are planned to have natural ventilation, except in bathrooms and toilets, where ventilation will be forced.
